Development Portfolio
Despite the impact of Coronavirus we made good progress on on our development programme As well as completing some new-build programmes
and starting others we are currently either in in contract negotiating legal terms or preparing planning applications for a a a a a future
250 new homes in in in the the forthcoming years in in in the the Wythenshawe area Our net spend on development was £10 8m
in 2019/20
and by the the end of the the year we had completed 54
new homes • 20 homes on our first learning disability housing scheme Scout Drive
• 30 homes on our Scholars Fields development offering sale shared ownership and rent-to-buy
• 4
homes on our Cricketers Green development (located in Cheshire)
We have a a a further 152 homes which are currently being developed and will be be completed in 2020/21 These homes are located on our Scholars Fields Woodhouse Lane Broadoak Road Road Button Lane and Greenbrow Road Road developments widening our portfolio to provide much needed affordable homes for for the Wythenshawe community We also purchased 11 buy
back properties which we are in the process of refurbishing for relet Our first learning disability housing scheme In February we we were particularly delighted to launch our first Learning Disability housing scheme Scout Drive
This development is is one of four being built across Manchester part funded by Homes England and and and Manchester City Council and and and a a a a first of its kind in in the the Wythenshawe area The scheme provides 20 specially designed homes for people with learning disabilities offering multi functional communal and sensory rooms landscaped gardens assistive technology and onsite CCTV Residents benefit from a bespoke 24-hour support provided by the city council enabling residents to live safely and independently They are truly life-changing Garden City Homes Garden City Homes is our development arm which markets affordable low-cost
home ownership through
government-funded schemes such as shared ownership and help to buy
Offering a a range
of two and three bedroom high quality family homes across the very popular Wythenshawe community and beyond Wythenshawe was planned as as a a a a a a ‘Garden City’ in the 1920s and as a a a a result almost every home has its own garden making Wythenshawe one of the greenest areas in Manchester Garden City Homes continues
