Wythenshawe Town Centre is all set for a major transformation – and we’re at the heart of it! The regeneration of Wythenshawe town centre is a £500 million project being delivered by Manchester City Council and placemaker Muse.
Over the next decade, the regeneration plans will create a vibrant new public square, shops, sustainable office buildings, community and cultural spaces, and up to 2,000 new homes.
The masterplan will include a mix of homes, including affordable but it’s still early days, so we don’t have exact numbers at the moment. We’re in discussions to deliver some of the homes in partnership with Muse.
Like all regeneration projects, ideas, images and plans may change as projects progress, so we’ll keep this page regularly updated with key developments as they happen, so check back for the latest news.
What could Wythenshawe Town Centre look like?
Alpha House
Alpha House is set to be a key part of the exciting transformation of Wythenshawe town centre. We’re reimagining the site to create a welcoming, well-connected space for our community.
Here’s what’s proposed:
- Over 100 stylish new apartments designed for people over 55.
- A thoughtful design that supports Manchester City Council’s vision for Rowlands Way as a green corridor.
- A bright and accessible entrance.
- A secure communal courtyard - a safe and social space to meet, relax, and enjoy.
- A design that reflects Wythenshawe’s rich history.

This ambitious project will breathe new life into the area and will include a new Culture Hub to bring arts, events, and creativity to the heart of Wythenshawe; a food hub offering exciting dining and social spaces; and a revitalised business district with new office and retail space.
The redevelopment will create 2,000 new homes. While we’re not building all of them, we’re in discussions to deliver some of the homes in partnership with Muse. The regeneration will also bring new jobs and training opportunities.

The £500 million investment will come from a mix of public and private funding. This includes contributions from Manchester City Council, Muse, Homes England, the Greater Manchester Combined Authority, the UK Government’s Levelling Up Fund, and will include finance from us.
It’s still early days, but we’re looking at a mix of social rent (set by a government formula), affordable rent (80% of market rent), shared ownership, and homes for sale. We’ll share more details as soon as we have them.
This is a 10–15-year project, with work likely to start on-site in summer 2026. The timeline is still being developed by Muse and Manchester City Council, but we will keep everyone informed as plans progress.
Over the coming months and years, we’ll make sure our colleagues, customers, Board and committees have opportunities to share their views, help shape our plans and be part of this exciting regeneration.
