If you are currently renting from Wythenshawe Community Housing Group and are interested in buying your home, there are two schemes which may be available to you.

From 1st April 2021 we changed our name to Wythenshawe Community Housing Group.  From this date the rules have changed on PRTB.  If you move from a Parkway Green property to a Willow Park property or vice versa after 1st April 2021 you will not lose your PRTB as you would have previously. If you moved between the two landlords prior to this date, the rules below apply and you will have lost your PRTB eligibility, but will be eligible for the Right to Acquire (RTA) scheme.

Preserved Right to Buy Scheme (PRTB)

PRTB is only available to tenants whose tenancy transferred over from Manchester City Council to Parkway Green or Willow Park.

Manchester City Council stock transfer dates:

Parkway Green on 30th October 2006.

Willow Park had two transfer dates.  The first on 29th March 1999 and the second on 4th October 2004.

Please note, from transfer you will need to have been a tenant of either Parkway Green or Willow Park without a break in tenancy to ensure your eligibility.  If you have moved to another property after the transfer with no break in tenancy, you will keep your eligibility subject to you remaining with the same landlord as at transfer.  This means if you transferred over to Parkway Green you will need to have either remained in the same home or moved to another property owned by Parkway Green. The same applies for Willow Park tenants.  If you moved from a Parkway Green property to a Willow Park property or vice versa prior to 1st April 2021, you will not be eligible for PRTB.

PRTB discount is based on the complete number of tenancy years up to a maximum of forty years for a house and fifteen years for a flat.  All properties are assessed at current market value at the date of application and offered for sale less your calculated discount. The maximum discount allowed is 70% of full market value, however this is capped at £96,000.

Right to Acquire Scheme (RTA)

Right to Acquire allows housing association tenants to buy their home with a fixed amount of £10,000 discounted from the market value of their property. To be eligible for RTA you will need to be a tenant of Wythenshawe Community Housing Group (or prior to 1st April 2021 a tenant of Parkway Green/Willow Park) and have been a tenant with a public sector landlord (the Council or a Housing Association) for a minimum of three years.

Your tenancies do not need to be consecutive.

Please note we are unable to process PRTB/RTA applications if:

  • You have not completed all sections of the application form which apply.
  • Do not provide all the supporting information requested with your application.
  • You do not have a clear rent account.
  • Have any outstanding possession orders.

On receipt of your application form we will check your tenancy history, rent account and whether you are eligible for PRTB/RTA. If you are eligible we will write to you confirming your eligibility within 28 days of receipt of your completed application. If you have applied and are not eligible, we will contact you within 28 days to let you know.

Please note that although you may be eligible for PRTB or RTA, some properties are exempt from purchase.  Properties which are exempt are usually specialist housing which has been adapted or developed for elderly or disabled tenants.  We will let you know if your property is not eligible on application.
