Civic regeneration

Big changes are coming to Wythenshawe town centre, and we’re proud to be part of it.

Working with Manchester City Council and regeneration specialists Muse, we’re helping to create a vibrant, modern town centre with new shops, offices, green spaces, and up to 2,000 new homes over the next 10–15 years.

Homes for everyone

The first phase will see around 400 high-quality, affordable homes built across three key sites:

  • Alpha House
  • Brotherton House
  • C2 The Birtles

All homes will be energy-efficient, modern, and surrounded by green spaces designed to support health and wellbeing. A significant number will be for social rent, ensuring they’re accessible to local people. Construction is expected to start in late 2026 (subject to approval).

This is a long-term project, and like any major regeneration, details may evolve but our commitment to the community won’t change.

  • What does regeneration mean for Wythenshawe?

    This £500 million investment will transform the town centre into a vibrant new neighbourhood including public and business spaces, as well as bringing about wider opportunities for Wythenshawe. 

    This ambitious project will breathe new life into the area and will include a new Culture Hub to bring arts, events, and creativity to the heart of Wythenshawe; a food hub offering exciting dining and social spaces; and a revitalised business district with new office and retail space.

  • How are we involved?

    The redevelopment will create 2,000 new homes. While we’re not building all of them, we’re in discussions to deliver some of the homes in partnership with Muse. The regeneration will also bring new jobs and training opportunities. 

  • Who are Muse?

    Muse are national placemakers selected by Manchester City Council (MCC) to lead the £500m regeneration of Wythenshawe town centre. They specialise in delivering transformative urban projects that create thriving, sustainable communities. To learn more about Muse and their work, visit their website. 

  • Where will the funding come from?

    The £500 million investment will come from a mix of public and private funding. This includes contributions from Manchester City Council, Muse, Homes England, the Greater Manchester Combined Authority, the UK Government’s Levelling Up Fund, and will include finance from us. 

  • What types of housing will there be?

    We’re looking at a mix of social rent (set by a government formula), affordable rent (80% of market rent), shared ownership, and homes for sale.  

  • When will work start and finish?

    This is a 10–15-year project, with work likely to start on-site in summer 2026. The timeline is still being developed by Muse and Manchester City Council, but we will keep everyone informed as plans progress.
