Everyone deserves a safe home, and we’re here to make sure you have one. We take care of your home’s structure, environment and safety through regular checks, quick repairs and clear standards.

If you’re worried about your home’s safety – like damp and mould, structural issues, fire risks, unsafe gas or electrics – call us on 0300 111 0000. If there’s an immediate danger, we’ll assess it within 24 hours and make it safe as soon as possible.

If repairs mean your home isn’t safe to stay in, we’ll help with next steps, including temporary housing if needed. If you live in a high-rise and can’t use stairs in an emergency, we’ll help you apply for priority rehousing.

  • Safety

    We inspect every home at least once every five years for Category 1 hazards under the Housing Health and Safety Rating System (HHSRS), and carry out an annual gas safety check. If we find anything unsafe, we’ll act quickly and explain your options.

    We’ll repair or replace key parts of your home - like your roof, heating, plumbing, or electrics - if they’re failing. If we find or suspect asbestos, we’ll make sure it’s safely managed or removed by professionals.

  • Modern comfort

    A decent home includes modern kitchens and bathrooms, good soundproofing, and clean shared spaces. If you don't want an improvement and there’s no safety issue, we’ll respect your choice.

  • Warm and efficient

    We make sure your home stays comfortable all year with proper insulation and effective heating. We also manage water safety, including hot water systems, to help keep your home safe, efficient and reliable.

  • Fire safety

    If you live in an apartment, we’ll carry out professional fire risk assessments, publish the results, and complete any required actions. For buildings over 18 metres in height, you’ll receive a fire safety leaflet with key contacts and emergency guidance. Learn more about fire safety in your building.

  • What is a 'hazard'?

    We use the Housing Health and Safety Rating System (HHSRS) to check for 29 possible hazards, from damp and mould to fire risk or faulty electrics.
