In our homes, small repairs sometimes pop up — things like changing a light bulb or tightening a loose toilet seat.
To help us spend more time and money on bigger home improvements, residents are now responsible for taking care of small repairs in their own homes.
This means we can focus on things that make a bigger difference — like new kitchens, better bathrooms, and nicer shared spaces.
What counts as a small repair?
Small repairs are jobs that are generally quick and easy to do yourself. These include:
- Replacing a toilet seat
- Putting up or replacing a shower curtain
- Filling small holes and cracks in the walls
This leaflet explains the repairs and maintenance you are responsible for, based on your tenancy agreement or lease.

Why this change?
We made this change after listening to feedback from residents. By taking care of small repairs yourselves, it means we can focus more time and budget on the bigger improvements that matter most.
Boiler tips:
- Potterton/Baxi boilers - watch this video to see how to repressurise your Potterton/Baxi boiler. This will cover 99% of our combination boilers when low water pressure is advised with codes E118 or E119.
- Worcester boilers - watch this video to see how to repressurise a Worcester boiler with an internal filling key. Written instructions are as follows:
- Locate the key this will usually be on a flap underneath the boiler, or it may have been provided you as part of the installation.
- On the front right hand side you'll notice an open black port, and this is where the key fits.
- You'll notice a picture of an open padlock and a closed padlock and on the white key there is an arrow on the shaft, align the arrow with the open padlock as you push it up into the open port.
- Turn the key and watch the pressure rise to just over one bar.
- Turn the key back to the open padlock and remove. Be mindful of any water dripping.
