We have been busy on the high rise buildings making sure our residents are safe by installing fire alarms, checking for any gaps or issues in the structures, fitting sprinklers, renewing lifts in some of the blocks and carrying out soil stack works whilst also engaging fire safety professionals to assess the blocks and provide us with any necessary recommendations.

We continue to assess the integrity of materials used externally and internally via Fire Risk Assessments carried out by Fire Safety consultants and will put together programmes of work to carry out the recommendations.
High Rise Safety and Improvement Works
Brookway and Moorcot Courts
We are coming to the end of our most recent External fire safety and improvement works at Brookway & Moorcot Courts.
These works include the replacement of the roof coverings along with increasing the depth of the insulation and re insulating all the pipe work on the roof. This will enhance the performance of the buildings, reduce energy costs for residents and ensure that the roofs remain water tight.
The windows and the spandrel panel have also been replaced on the balconies. These offer a combination of improved safety, increased thermal and acoustic comfort while improving the aesthetics of the buildings. The panels are Fire Safety rated A2 which means that they are none combustible and suitable for buildings over 18 metres in height. Further to this we have upgraded the fire stopping around window openings and upgraded the extractor fans to help reduce mould and condensation.
Moorcot Court has had a number of additional thermal performance and fire safety measures. These include upgrading the insulation of the gable ends, replacing the access walkway panels with using powder coated steel panels, and replacing the riser ducts on the balconies in steel.
Fire Doors - High Blocks and Flats with communal areas
The fire door installations are almost complete, with over 1800 new fire doors installed to all high rise blocks and other flats with communal areas.
We would like to thank all our residents that have allowed us to fit these new fire doors, which help to maintain 'building safety' for those that live in our high rise and communal accessed blocks.
It is very important now that your door has been fitted, to look after it. Please do not drill into these doors or deface them in any way. If you are having issues or there are faults with your new door after it's been installed, these must be reported to our Repairs team as a priority.
There are still a few more to fit, then this element of work will be complete. Once again, 'thank you' for your co-operation whilst this work has been carried out.
Benchill, Brownley and Hollyhedge Courts
WCHG are now at the Contract stage for the planned upgrade to the lifts of Hollyhedge, Benchill and Brownley Courts which will include the major refurbishment of the two lifts in each of the three buildings. We have now entered into contract with our chosen approved lift contractor, Lift craft Ltd.
Works will include modifications to allow each lift to serve all floors, improve reliability, accessibility, energy efficiency and that they are provided with controls to support firefighters use in the event of emergency and evacuation.
Lift craft are due to commence in April this year with the works expected to take approximately 50 weeks to complete. The lifts which currently serves the Even floors will be replaced first between April 2024 and September 2024, the new lift then servicing all floors. The lift which currently serves the Odd floors will be then be replaced between September 2024 and March 2025.
Bagnall and Westview Courts
We are now in the final stages of the re-roofing and re-modelling works at Westview and Bagnall Courts.
Both roofs have had insulation upgrades and new coverings with improved roof top drainage.
The newly installed windows are a higher specification than previous windows and will offer increased draught and sound protection. The new insulated panels installed are A2 rated and tested to meet high fire safety standards.
The new balcony panels also meet these fire safety requirements.
On investigation, it was noted that there was more attention required to the gable ends of Westview Court than at first anticipated. Improvements to these areas include replacing damaged brickwork, repointing perished mortar, refurbishing the lintels and insulating all cavities within the block.
These works are in addition to the newly installed fire doors and painting to the masonry of the block.
On removal of the scaffolding at Bagnall Court, we will carry out new paving to the perimeter areas of the building with upgraded drainage.
The above works will also leave the buildings with a much-improved aesthetic appearance.
